Tip #1 - Type Slowly

Type the first three characters slowly in the location box, allowing the options to populate.

Tip #2 - Start Your Search Broad

As you enter your search parameters, keep an eye on the number of listings found. If you enter too many search parameters, your results may be too small. 

Tip #3 - Monthly Fees

HOA Fees are important, as are the Total Monthly Fee Equivalent. A Land Lease monthly fee can be pricey. A few subdivisions in Scottsdale have land lease fees which makes the homes appear to be a great deal.  Select the minimum and maximum amount you are willing to consider. 

Tip #4 - Change the Status

Homes with the status “under contract” are considered as active listings, but you can change the selection to include only Active or Coming Soon listings. You are also able to select Pending and Sold listings.

Tip #5 - Property Description

The property description is valuable if you are looking for a unique location, such as homes on a golf course, in gated communities, etc.
