Absorption Rate
The absorption rate measures supply and demand by showing how long it will take to sell a property. The absorption rate is calculated by dividing the number of homes sold in a particular time frame by the number of active listings during that same time frame.
Average Sales Price
The average sales price is calculated by dividing the total value of homes sold within a specific period by the number of properties sold within that period.
Home Inventory
Home inventory is the number of active listings.
Median Sales Price
The median sales price finds the midpoint of all sold properties where 50% of the prices are higher, and 50% are lower. If you are looking at eleven homes, the price of the sixth home would indicate the median sales price.
Sales Price Per Square Foot
The sales price per square foot is a metric that divides the price of a property by the square feet of the property. A 2400 sq ft home, listed at $800,000, would have a per-square-foot cost of $333.33.
Sales Price to Original Sales Price
This metric compares the sold price to the original list price.
